Drain damage is both costly and frustrating, especially when you try to fix the issue yourself or with a bog-standard plumber, who may lack the expertise.
Problems with drains can sometimes be difficult to diagnose in conventional ways. Usually, you discover some trouble only after damage has taken place.
CCTV technology is not just for security. Using specialised drain CCTV equipment, we can inspect your drains and quickly find the source of the problem, such as a blockage, crack or leak, so that it can be fixed before further damage occurs. We will use CCTV drain surveys if the problem is happening deep within the drainage system as this can be difficult to identify or fix without a clear diagnosis.

Sometimes, drain issues are out of your hands. Faults can occur due to broken fixings, cold weather issues, aged infrastructure, or rodent infestation issues. If there’s a fault, we will find it. Your drainage system will be thoroughly inspected with a camera that is on wheels to capture live footage of the drain’s interior.
A yearly check-up conducted through a CCTV drain survey helps identify issues before they undertake havoc on your drainage system. It also gives peace of mind that no nasty surprises are around the corner.

CCTV Drain Surveys FOR LANDLORDS & Tenants
If you are looking to buy a second home or plan to invest in a commercial property, we recommend that you conduct a CCTV drain survey before spending any money on the property. RATS! RATS! RATS! In my drains and in my house in Staines. I needed a CCTV survey to check to see how the blighters were getting in. They found a gap that was exposed and fixed it. Also installed rats flaps to ensure it couldn't happen again. Happy now. Very good service.
We had a blockage in the drains at our shop in Wimbledon. Your Drain Experts were fast to respond and used their CCTV camera to find a blockage of dead rodents. Not pleasant, but they removed the blockage and our drains were good afterwards. Great job. - Darren

I called Your Drain Experts for a drain survey for a rental property I was buying in Wood Street Village, near Guildford. I've been stung before on a previous property that had awful drains, so I didn't want to take any chances this time. The YDE team were professional, thorough and delivered a CCTV drain report once completed. Got the result I needed. Will use again.
Case Study: rodents in drains, guildford

When a customer (Harriett) from Wood Street Village, Guildford, heard strange noises and smelt foul drains and thought they might be caused by rats. After a few uncomfortable nights hearing scratching sounds under her house, she got in touch with Your Drain Experts.
The Initial Call
Harriett contacted our team to share her worries of possible rats in her drains. She mentioned hearing scratching noises at night and bad smells coming from a few of her home’s drains. Our customer service team arranged for a drain surveyor to visit her property within 24 hours.
The On-site Investigation
Rob, our CCTV drain survey expert, strode onto Harriet’s property ready to carry out a complete survey. Using the latest drain camera technology, Rob could carry out a detailed examination of the drain with no need to dig up the grounds.
Harriett’s issues are caused by a major crack in a section of pipe about 4m from the property. A blocked pipe was caused by soil getting in through the damaged section. The broken pipe was also allowing rats to get into the house, which explained all the scratching noises.
The Solution
Using CCTV camera evidence, we prepared a plan that dealt with rodent access and pipe repair. The process involved:
1. To remove the partial blockage and debris from the damaged section, a high-pressure water jetting service was performed by our team first. We also found and clear many rat carcasses which was responsible for the foul smell.
2. Instead of digging up the area which would be expensive, our team used a no-dig pipe lining solution. They inserted a liner that was soaked in resin inside the damaged pipe section. They then inflated and cured the liner, which created a new pipe within the damaged pipe.
3. After fixing the pipe, we put stainless steel guards at the junctions to prevent rodents.
The Result
In just a day, the drainage problems of Harriett were all sorted by us. Fixing the pipe removed the opening for rodents and also dealt with the partial blockage that was causing scents. The solution was.
– No excavation was needed, so Harriett’s garden and driveway were left intact.
– The pipe lining structure repair comes with a 10-year warranty (permanent pipe repair).
– It will deal with the rodent issue as well as the drain problem.
Harriett kindly provided this quote: “I was worried about what damage rats might be doing and the scratching drove her around the bend. Your team found out what the problem was quickly and fixed it without too much fuss and smell is now gone which is a help.”
Conclusion
Our Wood Street Village case study shows that what may at first seem like a pest control issue in fact stems from structural drainage problems. With the technical experience and complete approach at Your Drain Experts, we do not just treat the symptoms, we also fix the cause. Based across Surrey, we have the capability to solve all your drainage problems.
Drain Survey FAQs
A CCTV drain survey is an expert inspection of the drainage system using specialised cameras that can film video.
CCTV drain surveys help to pinpoint and survey any issues your drains could be facing easily.
The average cost you can expect to pay for a basic CCTV drain survey is roughly £69-£165. A more detailed drain survey can cost between £90-£200, and a full drain survey with a follow up report will cost you around £200-£300.
A CCTV drain inspection can save you money down the line. By identifying potential or existing issues, a drain survey can help your plumber properly fix whatever might be wrong with your drains.
Yes, we recommend a drain survey before you purchase or invest in any type of property, residential or commercial. Drains are an area that are often overlooked, especially on a shared property, like a house that has been converted into multiple flats. A drain survey might require initial cost but it can prevent expensive repairs further down the line.
The time required to complete a CCTV drain survey can vary depending on several factors. Primarily, it depends on the size of your property and the complexity of the drainage network. For smaller properties with simpler drain layouts, the survey may be completed in a shorter time, typically within a few hours. However, for larger properties or those with extensive and intricate drainage systems, the survey can take longer, sometimes up to a day. Our expert drainage surveyors will ensure a thorough inspection to provide a complete assessment of the condition of your drains, no matter the size of the project.
A drain survey is crucial for identifying any hidden faults in your drainage network. It’s especially important for homebuyers and landlords, as a pre-purchase CCTV drain survey can protect your investment by revealing issues that could lead to costly repairs. Common problems identified during a survey include heavy blockages, collapsed drains, tree root ingress, cracked or broken joints, and split or damaged pipes—all of which can lead to major damage over time if left unchecked.
Additionally, a drain survey can highlight potential entry points for rats and other rodents, which may exploit broken joints or cracks to infiltrate your home. Having a thorough drain survey is also essential when planning a house extension, as it provides accurate mapping of the drainage system. This information is invaluable for architects and contractors to ensure the extension is designed and built correctly without causing future drainage issues.
Yes, we provide comprehensive CCTV drain surveys for a wide range of commercial properties, including restaurants, office buildings, schools, leisure centres, and more. Commercial drainage systems can be more complex due to the higher volume of waste and specific industry regulations. Our team of experienced drainage surveyors is equipped to handle these larger, more complex systems and provide detailed reports to ensure your business’s drainage network remains in top condition.
A CCTV drain survey offers an in-depth inspection of your drainage system, providing a detailed visual record of its current condition. Using advanced camera equipment, our drainage surveyors feed a camera into the system, which sends live feedback to identify any issues such as cracks, blockages, tree roots, or pipe displacements. This real-time inspection allows us to assess the overall health of the pipes and spot potential entry points for rats or other rodents, preventing them from gaining access to your property through the drainage network.
A thorough drain survey not only helps detect immediate problems but also prolongs the life of your drainage system by catching issues before they escalate into expensive repairs.
Rats are highly intelligent creatures, capable of exploiting even the smallest weaknesses in a drainage system to access your property. Without addressing the root cause of the issue, simply laying poison or bait may only serve as a temporary solution. Rats can enter through holes as small as 13mm, and once inside the drainage system, they can access the cavity walls and loft spaces of your home.
Our full CCTV drain survey helps you identify these weak points, such as broken pipes or displaced joints, and provides a permanent solution by fixing the structural issues in your drains. By ensuring your drainage system is properly sealed and functioning, you can effectively prevent rats from re-entering and infesting your property, offering a long-term solution to the problem.
The cost of a CCTV drain survey varies based on the type of service required. For a basic drain survey targeting rodents, the price is £195+VAT. However, for a more comprehensive survey, such as a CCTV drain inspection with a detailed drainage report for house sales, including water jetting services, prices start at £595+VAT. This package covers an extensive exploration of up to four sewer manhole chambers, and there are no additional costs for high-pressure water jetting, ensuring that all blockages are cleared during the inspection process.
While cheaper CCTV drain survey services may seem appealing, it’s important to understand the difference in quality and expertise between providers. Many budget companies are simply drain cleaners, lacking the necessary expertise to fully understand the complexities of drainage systems or the behaviours of rodents such as rats and mice. They may overlook critical areas where these pests can enter your property, leading to recurring issues.
Our team consists of seasoned drainage surveyors with over 20 years of experience in both drainage systems and pest control. We pride ourselves on delivering detailed, comprehensive inspections, ensuring that no nook or crevice is left unchecked. When it comes to safeguarding your home or business, choosing an experienced, professional service provides peace of mind and long-term protection.
Stopping rats and other rodents from entering your drains involves a comprehensive approach. First, we conduct a CCTV drain survey to identify any structural weaknesses or breakages in the pipes. If any issues are found, such as cracks or displacements, our drainage surveyors can recommend pipe lining or repairs to restore the integrity of your drainage system.
Additionally, we install ‘rat flaps,’ which act as one-way valves in your pipes. These flaps allow water to flow out of your property but prevent rodents from entering the drainage system and gaining access to your home. This solution works similarly to a cat flap, providing an effective barrier against rats while maintaining the functionality of your drainage system.
